Nick Olivero

Creator of immersive theatre and experiential entertainment

Nick Olivero is an entrepreneur, creator and operator working at the intersection of immersive storytelling, experiential hospitality, and business strategy.

For more than two decades, he has conceived, written, directed, financed, and produced large-scale immersive productions across San Francisco, London, Las Vegas, and beyond. His work blends live performance, spatial design, audience interaction, and operational systems into fully realized environments.

Often describing his work as “experiential theatre” before immersive became a mainstream term, Olivero has consistently pushed beyond traditional stage formats to create multi-room narrative worlds that invite audiences to move, explore, and participate.

Background

He founded and led Boxcar Theatre beginning in 2005, producing more than sixty productions – from repertory stagings of Sam Shepard and Tennessee Williams to bold reinterpretations of Hedwig and the Angry Inch and Little Shop of Horrors – before creating The Speakeasy, an expansive immersive theatrical environment set in Prohibition-era San Francisco that received national and regional coverage.

My work

Beyond Boxcar, he has independently raised capital and produced original immersive concepts, including Mr Tipsy’s Down The Hatch! in London through Redbeard Productions. He has served as creative consultant and writer on projects including Unhinged at the Winchester Mystery House, Santa’s Saloon, Camp Palms and Lady Palms’ Haunted Inn at The Palms Resort & Casino in Las Vegas. His work spans immersive hospitality, environmental theatre, and psychological narrative environments.

In addition to creative direction, Olivero specializes in fundraising, revenue modeling, venue operations, pricing architecture, and sales strategy. He has built and operated venues, structured investor relationships, and managed the operational mechanics required to sustain complex experiential productions.

He also invests in Broadway and West End productions and continues to consult on immersive and experiential developments.

Nick Olivero holds a degree in acting and directing from DePaul University and is currently based in Cabo San Lucas, Mexico.
